There is no pre-1990s galvanised pipe rusting narrow behind the plaster, which is the bread and butter of plumbing in old-town Paarl, so the calls we get here are a different set: a buried line under a landscaped garden, an irrigation connection that has let go, a fitting that has moved with the ground, or something on a gas installation that was never properly certified.
The second difference is what a mistake costs. On these properties the paving, the decking and the planting around a pool or a courtyard are a serious part of what the house is worth, and the fastest way to turn a cheap repair into an expensive one is to start lifting them looking for a pipe. That is why we test and trace before we open anything, whether it is a leak inside the house, a pool losing water or a drain that keeps blocking. Marking one square metre with chalk and opening only that is not us being precious, it is the difference between a morning's work and a landscaper's invoice.
And then there is the estate itself, which has rules and is right to have them. Contractor access has to be cleared at the gate, there are hours you may work in and hours you may not, and the estate manager or your managing agent will want the paperwork, particularly a gas Certificate of Conformity, on file rather than in a drawer somewhere. We deal with all of that as part of the job. A good number of the homes we work on here are also let out or stood empty for part of the year, so reporting back to an owner who is not there, with photographs of what we actually found, is normal for us rather than a favour.

The homes here are new enough that corroded galvanised pipe is not the culprit, so what we are almost always tracing is a buried supply or irrigation line under a landscaped surround, or a fitting that has moved. Yes. Gas is common on the estate, for hobs as much as for water heating, and every fixed installation we do gets its Certificate of Conformity issued on completion by a registered gas installer. That certificate is what your insurer will ask for after a fire and what the estate manager will want on file, so we hand it over on the day rather than posting it later. You keep the footage and we mark the fault position and depth above ground, which is what you need if the repair turns out to be the estate's responsibility rather than yours. We handle it. Give us your details when you book and we clear contractor access at the gate ahead of time, work within the estate's permitted hours, and keep the noise and mess down because we would rather be allowed back. If you are away and a managing agent or housekeeper is letting us in, that is fine too, we will report back to you directly with photographs of what we found.
