View service →Val de Vie sits on the Berg River between Paarl and Franschhoek, and it is almost entirely modern. That sounds like it should mean fewer plumbing problems, and in one sense it does: there is no pre-1990s galvanised pipe corroding narrow inside the walls, which is what half of old-town Paarl calls us about. What it means in practice is that the problems here are a different list. Buried supply and irrigation lines that have let go. Fittings that have moved as the ground swelled and shrank through a wet winter and a dry summer. And a great many gas installations that work perfectly well and were never certified by anybody.
The gas one is worth dwelling on, because it is the one that catches people out. Gas is standard on this estate, for hobs and fireplaces as much as for water heating, and a fixed LPG installation legally has to carry a Certificate of Conformity issued by a registered gas practitioner. Nobody thinks about that until there is a fire and an insurer asks for it, or the property is sold and the conveyancer asks for it, or the estate does an audit. We are asked to inspect and certify existing installations at least as often as we are asked to put in new ones, and the correction needed is usually the cylinder bay rather than anything inside the house.
The other thing that shapes how we work here is the cost of getting it wrong. The planting, paving and decking around these homes are a real part of what the property is worth, and the quickest way to turn a modest repair into an expensive one is to go looking for a pipe with a spade. So we test and trace first, every time, whether it is a leak in the house, a pool losing water or a drain that keeps blocking. Chalk on one square metre and open only that. It is slower on the first morning and very much cheaper by the end.

Yes, geyser installation at Val de Vie is regular work for us. Yes. On a modern estate a hidden leak is rarely corroded pipe, it is far more often a buried supply or irrigation line, or a fitting that has shifted with the ground. We trace it acoustically and with thermal imaging and mark one point on the surface, then open only that. On an estate the useful question about a repeat blockage is whose line it is on, yours or the shared connection, and a camera answers that in half an hour instead of through a long exchange with the managing agent. Regularly. A lot of the homes we work on here are let out or empty for part of the year, so being let in by a managing agent, a housekeeper or estate security is normal for us. We clear contractor access at the gate ahead of the visit, work inside the estate's permitted hours, and report back to you directly with photographs of what we found and what we did, along with the price before anything goes ahead.
